Residency through property in 2026: the new €150,000 threshold
What the €150k threshold means, how renewal works and what happens if you sell.
From 2026, a property must carry a taxable value of at least €150,000 to qualify for residency. The threshold is based on the assessed value, not necessarily the purchase price.
The permit renews periodically and requires a genuine link to the country; selling the property removes the basis. So it pays to choose a unit that clearly clears the threshold and whose documents you can verify.
